Capability statement

Elevator, smart building and
E&I engineering capability.

Elevator, escalator and smart building systems, alongside electrical, instrumentation and automation consultancy for industrial and oil and gas clients.

Who we are

A Nigeria-based technical services provider

Binateks has two related lines of work: an established elevator and smart building business, and a growing consultancy in electrical, instrumentation, control and automation design for industrial and oil and gas clients. We are a small team of seasoned people, and we usually bring in specialist discipline support as a project needs it.

Where it comes from

The management team

Our E&I consultancy is led by the Binateks management team, with E&I design management across a brownfield gas network in Australia, earlier design-management experience with a major utility in the United Kingdom, and instrumentation consultancy work in Nigeria.

Who this is for

EPCs, operators and larger contractors

Clients who need dedicated E&I design or design-management support on a project, rather than carrying that capability in-house full time.

Elevators & Smart Buildings

Where the company got its start

Lift sales, installation and maintenance, now extending into building automation and smart systems work for new and refurbished developments.

Elevator & escalator supply

Passenger and goods lifts, plus escalators, specified and installed for new builds and major refurbishments.

Modernisation & maintenance

Upgrading older lift installations and keeping them running through scheduled maintenance.

Smart building integration

Tying lifts and other building systems into a building management platform, including monitoring and energy use.

Access control & security

Card and biometric access, CCTV and the wider building security setup that usually comes with a smart building fit-out.

Engineering Capability

Electrical

Organised roughly the way an EPC's own E&I package usually is: the areas where we can take direct design or design-verification responsibility.

Power system studies

Load flow, short circuit, motor starting and arc-flash, sized against the site's actual supply: grid, generator, or solar/hybrid for a remote location.

HV/LV distribution

Switchboards, MCCs and transformer specification; UPS and DC sizing for essential and safety-related loads.

Earthing & lightning protection

Design that accounts for difficult ground conditions: high soil resistivity, flooding, corrosive environments.

Hazardous-area electrical design

To IEC 60079-14, with equipment certified to IECEx or ATEX as the supply chain requires.

Engineering Capability

Instrumentation & Control

Field instrument selection

Hook-up and installation design for process measurement, control valves and package interfaces, with the right corrosion and service allowances for the environment.

Process control narratives

Cause-and-effect matrices and DCS/PLC architecture, including package-PLC-to-host integration for compression, metering and process skids.

Fiscal & allocation metering

Ultrasonic meters, gas chromatography and flow computation, designed to the export or custody-transfer spec agreed with the receiving system.

Engineering Capability

Safety & Remote Monitoring

Safety Instrumented Systems

IEC 61511 lifecycle work: SIL target allocation support, SRS development, logic solver and final-element specification, proof-test regimes.

Fire & gas detection

Philosophy and device layout derived from hazard and ventilation studies, not a generic device count.

SCADA & remote telemetry

RTU/SCADA network design, protocol selection and data-point mapping, sized for low-power operation where grid supply isn't available.

Cybersecurity boundary definition

For vendor and remote-access connections into the SCADA host, as more field devices carry their own network interfaces.

Role boundary

We take E&I design and design-verification responsibility for approved safety requirements. HAZOP leadership, LOPA and independent functional-safety assessment sit with the specialists appointed under the project's own functional-safety plan.

Engineering Capability

Electro-Mechanical

Motor & rotating-equipment interfaces

Starting method, protection coordination and package interlocks for compression, pumping and utility packages.

Actuated valve & isolation systems

Including line-break and rate-of-pressure-drop detection logic for remote pipeline or process sections.

Vendor package review

Cause-and-effect verification for compression, metering and utility skids ahead of factory acceptance testing.

Typical deliverables

The documents and drawings a project carries into construction

Discipline Typical deliverables
Electrical Single line diagrams (HV/LV); load list and power system studies; cable schedule and block diagram; earthing and lightning protection layout; hazardous-area drawings; UPS/DC sizing calculations.
Instrumentation and Control Instrument index and datasheets; hook-up and installation drawings; control narratives and cause-and-effect matrices; DCS/PLC I/O list and architecture diagram; metering design package.
Safety & Safeguarding Safety Requirements Specification and SIL verification report; fire and gas detection philosophy and device layout; alarm philosophy and rationalisation.
SCADA and Remote Telemetry SCADA architecture diagram; RTU signal and data-point list; communications network diagram; cybersecurity boundary diagram.
Electro-Mechanical Motor and rotating-equipment datasheets and protection-coordination studies; actuated valve schedule; vendor package interface register; FAT procedures and test records.

Deliverable scope, format and numbering are confirmed against the client's own document control procedure once a work package is agreed. This is our default set, not a fixed list.

How we manage design work

A staged engineering baseline

Technical knowledge only goes so far without a controlled process behind it. We structure design work around five stages.

  1. 01

    Concept / early FEED

Design basis, load estimate, safeguarding philosophy and key risks.

  2. 02

    FEED complete

Confirmed architectures, equipment specifications and load list.

  3. 03

    Detailed design 60% - 90%

Vendor data incorporated, interfaces largely resolved.

  4. 04

    IFC readiness

Approved vendor data, interdisciplinary checks closed.

  5. 05

    Handover

Redlines incorporated, test records complete, dossier accepted.

Records we keep

A design-input and data-gap register, an interface register, a technical decision and deviation record, and a design-change record, carried from scope confirmation through to issue. Each gate checks input maturity, unresolved risk, interface status and readiness for the next step, aligned with the client's own quality system.

Representative experience

International gas network design experience in mechanical, electrical and instrumentation systems for oil and gas

Client and project references are generalised for confidentiality.

E&I design management: brownfield gas programme

Design management across a brownfield upgrade portfolio, from concept/FEED through detailed design to IFC readiness, owning the interface register and chairing technical decision and deviation records.

TRS & PRS facilities obsolescence

Defining scope and design-verification requirements for E&I obsolescence upgrades across multiple gas facilities, ahead of consultant award.

Instrument air system modernisation

Design verification authority for a multi-site compressor replacement programme, checking control panel wiring, interlock logic and safety tie-ins.

Mainline valve automation

Remote-actuated line isolation loops, rate-of-pressure-drop detection logic and solar charging for critical remote pipeline assets.

Crude tank level monitoring, Nigeria

Continuous level monitoring and high/low alarm system proposed for a 16-tank crude storage facility in Warri, Delta State.

Terminology cross-reference

International terms mapped to Nigerian sector usage

Our Australian gas-network experience uses Australian terms. Mapped against Nigerian sector usage, the underlying engineering scope is closely comparable.

About the team

A small team with specialists brought in per scope

A Nigeria-based team built on an established elevator, escalator and smart building business, now also offering electrical, instrumentation and automation consultancy to industrial and oil and gas clients. We bring in specialist discipline engineers against the specific scope of a project rather than keeping a large bench on standby.

Offices: Head Office in Effurun (Warri), Delta State, at Office 6, Success Plaza, 2 Beavakon Close, DSC/NPA Expressway; and a Lagos office at 32 Adebola Street, Surulere, Lagos State.

Let's talk

Where we might be useful to you

This statement isn't a bid for a specific piece of work. It shows what Binateks does across both lines of business and opens a conversation. Good starting points:

  • A project that needs dedicated E&I design or design-management support, in addition to your own in-house capacity.
  • A building or facility project where elevator, smart building or access-control work could sit alongside your own civil and construction scope.
  • Simply comparing notes on what each of us is currently working on, before anything is formally scoped.
